How surplus escheats here
When a foreclosure sale generates a surplus, the funds follow the path in escheat-and-unclaimed-property. Arizona is one of the states the concept page already flags as routing certain surplus to the state custodial fund: trustee-sale surplus over $50 is reportable to the Arizona Department of Revenue (see the destination-of-surplus table in escheat-and-unclaimed-property and arizona Module 3). After the disbursing office’s own window runs, the residue is held custodially (custody, not title).
The general statutory dormancy period and the trustee-sale surplus cite under the Arizona
Revised Uniform Unclaimed Property Act (A.R.S. tit. 44, ch. 3, art. 5) are

Claiming
Search at the ADOR owner portal or https://www.missingmoney.com/ , then file via ADOR’s owner-claim path (Form 600A / 600UP and supporting documentation). The owner, estate, or lawful heir may claim. Proof typically required: government-issued photo ID, Social Security number, and documentation linking the claimant to the reported address/property; estates and heirs submit additional probate or heirship documentation. There is no fee to file directly with the State.
▸ For Investors / Operators. Arizona trustee-sale surplus over $50 routes to ADOR's custodial fund — a perpetually reclaimable former-owner pool, not a forfeiture. This does not cloud title acquired at the trustee's sale; it only reroutes money owed to the former owner. Confirm the >$50 reporting trigger and any pre-escheat trustee window on arizona.
▸ For Former Owners. If a trustee’s sale or tax foreclosure on your former Arizona property left a surplus over $50, it likely sits with ADOR and remains reclaimable. Search ADOR’s owner portal (and https://www.missingmoney.com/ ) by your name and prior addresses; filing directly is free. For estate, multi-heir, or contested claims handled end-to-end, .
