Realauction.com, LLC (branded “REALAUCTION”) is a Plantation, Florida–based software vendor that builds and hosts online auction platforms for government agencies conducting delinquent-tax and foreclosure sales. The company markets four named product lines on its own site:

  • RealTaxLien — online delinquent tax-lien / tax-certificate sales.
  • RealForeclose — online judicial and mortgage foreclosure sales (and, on the same engine, sheriff and treasurer’s-deed sales).
  • RealTaxDeed — online tax-deed sales (deeds sold to satisfy unpaid taxes).

Each participating government agency runs on a branded county subdomain of the relevant product domain — e.g., broward.realforeclose.com, pasco.realtaxdeed.com, maricopa.arizonataxsale.com — rather than on a single shared marketplace. Bidder accounts are global: an official RealForeclose splash page states that one username/password works across any RealForeclose or RealTaxDeed site (see § How it works).

Arizona — RealTaxLien (tax-lien) and RealTaxDeed (tax deed). Verified sites include maricopa-az (maricopa.arizonataxsale.com, RealTaxLien — confirmed live, branded “Maricopa AZ - RealTaxLien,” “Tax Certificate Process”), plus RealTaxDeed sites for Apache, Coconino, and Mohave counties.

Colorado — RealForeclose (public-trustee foreclosure) and treasurer’s-deed sales. The cross-county nav lists Adams (Treasurer Deed), Denver (Foreclosure + Treasurer Deed), Eagle, El Paso, Larimer, Mesa, Pitkin (Treasurer Deed), Summit, and Weld.

Other states named but not individually verified at county level. RealAuction public materials and the Clients page reference additional client states — including California, Idaho, Louisiana, New Jersey (a “Hardyston Foreclosure” site appears in the live nav), New York, Ohio, Pennsylvania, and Texas — but the client-directory page renders its full per-state county list dynamically and only a subset loaded into the directly-retrieved HTML. The complete state/county roster beyond the Florida/Arizona/Colorado/New-Jersey entries above is flagged needs_verification.

How it works

The exact rules are set by each government agency, not by RealAuction; the platform supplies the bidding engine. The mechanics below are drawn from official agency pages that were retrieved (Pasco County Clerk, Broward County Records/Taxes/Treasury, and live RealAuction county splash pages). Treat any single figure as county-specific.

Registration. Bidders create an account on the county subdomain. Per a RealForeclose splash page, the same credentials are reusable across all RealForeclose / RealTaxDeed sites (“Registration is global”). Some agencies (e.g., Maricopa County tax-lien) require advance registration with a funded deposit before bids may be entered.

Deposit. Set by the agency and typically funded before the sale:

  • Florida foreclosure (RealForeclose): commonly a deposit equal to 5% of the anticipated maximum bid for each property a bidder intends to win (Broward County Clerk practice).
  • Florida tax deed (RealTaxDeed): commonly $200 or 5% of the bid, whichever is greater, per item (Pasco County and other Florida clerks).

Bidding method — differs by sale type:

Payment. Winning bidders owe the balance on a short clock — typically by 10:00 am–1:00 pm ET the next business day (Pasco tax deed: final payment indicated through RealAuction and received before 10:00 am ET the following business day). Failure to pay generally forfeits the deposit and can bar a bidder from future sales.

Deed / certificate delivery. Issuance is handled by the government agency, not RealAuction. The platform records the winning bid and payment; the clerk, treasurer, or public trustee then issues the tax-lien certificate, tax deed, or certificate of sale / deed per state law. In Florida tax-deed sales, the prior owner’s statutory redemption right persists up to the moment of sale, so a winning bid can still be defeated by a same-day redemption before the deed issues (Fla. ▸ For Investors / Operators — The platform is plumbing; the binding rules live in each agency’s terms and the governing statute. Before bidding, pull the county’s RealAuction site and the clerk/treasurer’s official rules page for deposit %, payment cutoff, increment size, redemption-on-sale-day risk, and whether the sale conveys a lien, a certificate, or a deed. Global login means one account reaches many counties — but deposits and deadlines are per-county.

Practical notes

  • Vendor ≠ rule-maker. RealAuction does not set deposit, bidding, or redemption rules; the agency and statute do. The same engine behaves differently across counties.
  • Broward caveat. broward.realforeclose.com runs the Clerk’s foreclosure sales on RealAuction, but Broward’s tax-deed sales run on a different vendor (Grant Street’s broward.deedauction.net), and the Broward Records/Taxes/Treasury auction-rules page does not reference RealAuction. Do not assume a county uses RealAuction for every sale type.
  • Anti-bot blocking. RealAuction domains aggressively block automated/headless access (HTTP 403 to generic fetchers). Live data generally requires a normal browser session; some product/marketing pages render client-side and show no static content.
  • Site outages. County tax-sale sites go offline between sale cycles (Maricopa’s RealTaxLien site displayed an “offline” message when retrieved on 2026-06-02), so a missing site does not mean the county left the platform.
  • Platform/convenience fees. RealAuction-hosted sales sometimes carry a per-transaction technology or convenience fee in addition to the agency’s statutory recording/registry fees, but the fee amount varies by county and was not confirmed against a retrieved fee schedule — needs_verification.
  • Global account, local money. One login spans many counties, which is convenient but makes it easy to overlook that each county’s deposit, increment, and payment deadline are independent.
