C2. Local Redemption → framework: right-of-redemption

  • Where / how to redeem locally: Redemption of a tax-sale certificate is made through the municipal tax collector of the municipality where the property is located. The owner pays the certificate holder’s redemption amount (certificate face + bid interest ≤ 18% + 2/4/6% penalty + any subsequently paid taxes + lawful costs) to the tax collector, who verifies and issues the redemption.   • 53 independent municipal tax sales — no county consolidation: Every one of Monmouth County’s 53 municipalities runs its own tax sale on its own schedule and platform. There is no county-run tax sale list, no county tax sale calendar, and no county consolidator.
